More often than not, it is not someone who works at the management company who actually deals with the problem, but an attorney working for the company. Again, tensions can come to a head between landlords and tenants, especially in legal matters, and this is where the buffering provided by management companies really comes in handy.

In the end, what a property management company does, is put everyone involved in real estate transactions at ease. Paying and receiving rent, discussing repairs, and evictions; these are all situations that could benefit from mediation. This is exactly what a property management company does.
