Roofing Subcontractor Protection

Some states have a mechanics-lien law applicable to home improvement work. These laws protect subcontractors and suppliers for materials and labor they furnish to a roofing company. If the contractor doesn?t pay the subcontractor or supplier for materials/labor, these businessmen can obtain a lien against the property ? and then their payment becomes your responsibility in order to lift the lien. Such an eventuality can be avoided if your contractor will furnish you with a certification that he has paid the suppliers and subs that were involved on your job. This certification can be easily done in most states with such laws by having those suppliers and subcontractors fill out waiver-of-lien forms. This is a common practice in many states for new construction, but the practice has been limited in the home improvement field.
